Location is gold—MARTA, food, and campus all in walking distance. Lost one star because the elevators occasionally develop their own personality and noise levels can spike on weekends, but hey… that’s Midtown living. Update: DO NOT GUEST PARK IN THIS BUILDING. The company they contracted send violation notices of $100 for 20 minutes. Other than that, the units are good, very spacious rooms and bathrooms, security is very good and package delivery is easy. I haven’t even moved in yet and it already seems to be a horrible experience. I was assured at signing that there will be 2x2 empty with balcony. It took them a month to assign me to a unit and now they are signing it not available and they can’t accommodate what was requested. They gave substitutes that either require more roommates or not including my roommate. They require penalty to be able to cancel the lease even though, they are not accommodating my needs and they lied multiple times on the phone that it will be accommodated. They still advertise that there are empty units with 2x2 and balcony. So be aware, you will not get what you want, if you signed during a sale they will send you to the worst unit possible. I’m not sure how the team on site is maybe I will edit my review once I actually move in, but so far they are just trying to get people in and don’t actually accommodate as they advertise.

do not live here if you can avoid it. first, every single office worker, security, employee here has been absolutely awful to interact with. i don’t know where they get their security guards from but they are the most diabolical people i have ever met. my friend tried to use the lobby bathroom and the security stopped us even though i was a resident and proceeded to tell my friend that he “doesn’t want her putting crabs in his bathroom” …? they are constantly accusing my roommates of not being residents when they see us walk through the door everyday. personally, i would not feel comfortable having a person who has the memory of a mouse watch my building. the security guards are also constantly sleeping, watching love island, sitting in the tropical smoothie, and quite literally doing anything but their job. i had a homeless man throw a bag at me right outside the front door, and i mean my hand was literally on the door handle, and the security guard just watched and threatened to “beat his a**” while completely staying seated. ALSO do not live here if you want to be able to use your own amenities. i called the office asking if i could host a gathering in the lounge and the worker on the phone told me i could, fast forward to day of the event two of the security guards came up with the building manager and proceeded to throw a fit over the 6 of us sitting there. the security guard said that each one of the residents was allowed 2 guests each, and there were 2 residents sitting there. he then followed up by saying “so there should only be four of you sitting here right.” if you can do basic math then you would understand where my frustration is coming from… they then told us their reasoning for not wanting us to host the event was because they didn’t want other guests to feel unwelcome to use the amenities. i honestly think this was a bs response and the security guards just wanted to feel like they were important because while we were in the lounge multiple people came by to use the amenities and felt comfortable interacting with us. when i addressed how i called prior and got confirmation i could host the event the security guard said that the worker i spoke to no longer worked there and couldn’t vouch for me. idk why they made it my issue that they can’t get a consensus on what rules apply for the building or why they had someone working that was spreading false information. the security guard also said word for word during our encounter “i am not going to let a woman talk to me like that.” i honestly don’t know what us being women had to do with anything but that’s beyond me at this point. ANOTHER THING the maintenance and office people stay coming in our room unannounced and unprovoked. do not live here if you value your own privacy. any warning would be nice but they always just come in our room walking all over the place with their dirty shoes and leaving all of our doors open. we have a service cat, and one day a maintenance person just opened our door, pet the cat, and left. all of my roommates were left bewildered. the people in the office also never answer the phone, but when i walk down to the actual office they are always sitting there doing nothing. i could go on more but i would be sitting here writing for days.

Should be 0 stars. Elevators are always broken and office workers are useless and rude (especially Chelsea). My first week here the garbage chutes were clogged up and there were fruit flies everywhere. I'm talking hundreds of fruit flies in our apartment and our entire floor had to leave bowls of vinegar and other liquids to try and mitigate the amount of flies. We also had roaches on our first day. This went on for a couple weeks before they did anything about it. Also in my first month there the Wifi was out for a few days, not hours, but days. The security is also horrible. Even as a resident the guard would not let me in through the front just because I was not logged into the ButterFlyMX app and instead used my code to enter the building. The guards are also often asleep or wandering around in the parking garage. People who are not residents or guests of residents often walk around and try to enter rooms - this happened to me and my roommates when we accidentally left the door unlocked. We had some small items stolen. The only good thing about this place are the maintenance guys and cleaning crew. They're very nice and approachable. The office staff on the other hand is horrible. If you can afford to live anywhere else I would highly suggest it. On campus is better and even 100 Midtown in my experience is a better and cheaper option.

Got a great deal for living at this place for a year however the management and maintanence team are beyond horrible. It's one thing to expect and understand when amenity issues arise in an apartment but it's another to leave tenants with little to no communication after multiple floods and leaks which led to an inhabitable environment for over a week. Barely enough compensation, respect, or any help given by any member of the team there. The only great part of living there is the Security staff.
