I've lived at Sylvan Thirty for over 2.5 years, and while I hesitated to post a review due to fear of retaliation, it's important to share my experience—especially as management continues to request five-star reviews from residents. While there are a few positives—like responsive maintenance staff, great downtown views (from select units), and relatively affordable rent—the overall experience has been disappointing due to poor management and chronic property issues. The main elevator closest to my unit has been broken for over half the time I’ve lived here, including a stretch from Nov 2024 to April 2025. I had to carry my blind, elderly dog up four floors of stairs multiple times daily. Also, the call button for the main elevator has not been functional on the first level of the resident parking garage for over a year, and still doesn't as of today. You have to take the stairs either up or down a floor to use it, park lower in the garage, or park on the unsecured parking level. Additionally, you have to drive over a massive ledge (see photo) in the parking garage to get the lower level (due to them not allowing use of the alternate parking gate, see below). This has gotten increasing worse over the last couple years to the point that it damaged the underside of my roommate’s vehicle requiring repair. The alternate elevator, on the complete other side of the building, is also frequently out of service, and stairwells were crumbling and unsanitary (see photo with time stamps for length of persisting issue), with biohazards (blood, vomit, feces) left for weeks despite repeated reports. Security is also a concern. There were multiple car break-ins and even a shooting just a few doors from my unit—yet no communication from management. Blood from the shooting was left in the hallways for weeks. The property’s effort to combat the car vandalism was to not allow residents to use the other parking garage gate entirely, rather than have a meaningful security presence, requiring residents to travel to length of the building to enter secure parking. Cars have been abandoned on the property and are scavenged for parts (see photo) making parking areas more susceptible and dangerous. Gate access regularly malfunctions, stairwell doors have had handles removed (see photo), and property-wide issues often go ignored or are acknowledged with automated emails that continue to send even after the issue is resolved leading to confusion. Management has historically been unprofessional and unresponsive. We lost a rent promotion due to staff mishandling of our application information and not including appropriate emails, a referral bonus wasn’t honored, and a refund check from the property management company bounced due to insufficient funds. Staff members, mostly Kourtney, were rude, dismissive, and unwilling to help. Basic move-in issues like incorrect keys, wall damage such as gaping holes between tile and dry wall, broken blinds, and missing flooring were brushed off and met with passive aggressive commentary. They rarely pick up the phone, and if you have continued issues you just get ignored. Pet owners should also be aware: the complex has only two pet waste stations, one inside the dog park on one side of the building and the other on the opposite side of the building. Many owners from nearby buildings use the park as it has open access, and pet waste is frequently left behind even when bags are available. Water often comes in through under the front door of the apartment, and pools outside the door leading to bacteria and a breeding ground for insects (see photo). To be fair, maintenance—particularly one long-time team member—has always been courteous and quick to respond. And yes, the rent may seem attractive, but there are better options in the area at competitive prices. I recommend checking out Bishop Ridge properties, Los Altos, Victor Prosper, Bishop Central, or the Trinity before considering Sylvan Thirty.

This property is amazing. We came around 5:26 today and Kamitia still took us on tour around the property. Most places tell you it’s a cut off time because they did close at 5:30. She offered us some really great deals! Even though the rent is out of our budget. I love the fact that she was caring enough to do that. Because now we are really considering about applying. She is a sweetheart. ♥️

Do not move here. On February 20th, 2025 at about 1:00pm, I noticed water coming down from just about every part of the ceiling and walls, HVAC, etc. A sprinkler pipe burst, destroying Unit 340 along with all of the units above and below it. I lost everything in this situation- the elevators were all down, as usual, meaning I wasn't able to get my furniture out before it was damaged by the water. Kita Wallace, the property manager, promised to cooperate with me and my insurance. Instead, I was forced to evacuate as much of my personal property as possible, down 12 flights of stairs (so not much), within a few days so that they could have contractors work on the unit. I was offered no help with this effort. Shortly afterwards, contrary to her promises (in writing and over the phone), Kita forced me out and ended the lease. I am currently paying for hotel costs, out of pocket, and due to her mishandling, I am fighting with my insurance to make up the costs I have incurred. Bottom line: I am homeless now and on the hook for thousands of dollars, due to the neglectful conduct of Sylvan Thirty's building management, both leading up to the incident as well as afterwards.
