Spent 2 years here and it was really nice. Office staff is responsive and knowledgeable and friendly. Service issues get done in a timely manner. The atmosphere is laid back and pleasant. The buildings are not new and the layouts are dated, but the views and access to the boardwalk make up for it. Prices are also reasonable for the location. In 2 years, I only had one Amazon package stolen. Neighbors on multiple occasions would bring me my packages that were delivered to them accidentally. Pool area is a vibe. I’ll dock a point for amenities bc the gym is tiny. Overall I’d rate this place a 8.5/10 considering the age and building quality. Everything else makes up for it.

Just left after 2 fabulous years and miss this place already! It all started with the incomparable Paige in the leasing office… she’s the heartbeat of the whole complex. Nothing is a problem and she genuinely cares about the residents. The rest of the staff were all great too. The pool is fantastic, always plenty of socialising going on, and obviously the location being right ON the hike and bike trail is just insane. Beautiful old trees all around the property, all buildings and stairs recently painted, maintenance crew are great, and I’d say roughy 80% of my issues were fixed same day, the rest were next day. Wish I could have stayed - thank you y’all for a fantastic experience! 😊

The location is unbeatable and the river walk access is a spectacular feature for those who love nature within the city. The staff at Breakers (especially Paige) consistently go above and beyond to ensure everyone is happy and that problems fixed in a timely fashion. It was a pleasure to live at Breakers on the Lake, and I highly recommend it to anyone new to Austin or who work downtown.
