Hands down the worst apartment Managment I have ever had. These apartments are so poorly maintained and managed that It poses both safety and health risks to its tenants. The reason we moved out is because there was a water leak in our ceiling. This was fixed and then two weeks later rodents chewed through the same waterline and caused a new leak. I had multiple conversations with both Managment and maintenance about the fact animals were accessing the attics of almost every unit in the complex. You can see this by the bird poop located outside almost every faulty vent cover throughout the complex. After the second leak I told maintenance that this is almost certainly where the rodents gained access the property maintenance technician said “there’s no way a rodent could chew through the venting.” This is problematic for multiple reasons. 1.) not all vents are connected to the vents in the attic. 2.) they can definitely chew through the thin foil vents that connect bathroom fans to the buildings exterior. After the second leak they removed drywall which revealed an abundance of black mold located within the walls. The water reached the unit below ours and it was revealed to us the our downstairs neighbors had a rabbit they were letting freely pee and poop in the room directly below ours causing thick black mold on the walls directly below our unit. In addition to this these tenants started planting pumpkins in the landscaping which attracted rats. Both of these issues could have been easily avoided by doing inspections. Through the almost 5 years we lived there they never did an actual inspection of our unit. They scheduled them but never actually did the inspection. Not to the rest of the problems. 1.) the stairs to our unit were completely rotten and the steps kept getting loose. 2.) the railing was pulling out of the wall and the posts and balusters were rotting 3.) the siding/window trim was cracked/damaged/ and rotten leading to water intrusion and in turn mold within the unit 4.) the lock quit working on the front door and when they replaced it they didn’t fix any of the paint making it look ghetto 5.) there was multiple roof tiles missing 6.) bathroom fans weren’t connected to vents so all the condensation was just venting into our attic space causing mold. Me and my wife were sick for the majority of the time we lived here and didn’t realize it until after we moved out. This is almost certainly due to the mold exposure located in the attic, walls, and from the unit below. After moving out we were charged over $800 and were forced to pay all the utilities including the electricity for the contractors to “fix the damage” I own a construction company and know that they hired the most inexpensive contractors to fix the unit as minimally as possible in order to hide the mold. Meanwhile we were unable to live in the unit due to the presence of mold and multiple fans and dehumidifiers running 24/7 After moving out, I provided a forwarding address but never received any letters indicating that we had a balance due. We the. Started to receive calls from a collection agency notifying us that we had been sent to collections. This is the only ding on my credit report and will be there for the next 7 years. I tried calling and leaving 10’s of messages with affinity property Managment to which I never got a reply to discuss the supposed debt. I could be more displeased with the Managment at the apartments and the maintenance staff. It’s clear they don’t know how to do their jobs.

*Copied from another property managed by this company. Given that the issues stem from dishonest and exploitative management practices, this review belongs here as well. This property has a history of pest issues. Not even a year into my residency, I discovered bugs and promptly reported it. The pest control company confirmed bedbugs. I work in group homes that are meticulously maintained due to regular state inspections and outside of work, I rarely leave home. The lease agreement has an applicable addendum which clearly states that management accepts responsibility for these pest issues unless they can definitively prove tenant liability. Despite this, they unilaterally assigned fault having said nothing about having found or proven fault and added the charges to my account. Worse still, they’ve lumped those charges into eviction proceedings—something especially troubling given that I’m a Section 8 tenant. This tactic not only violates the lease terms, but also contravenes both state and federal rules regarding housing subsidies. As many housing advocates would describe it, this is a clear case of “misuse of the ledger.” given it is damages and not rent related charges. When I brought this to the property manager’s attention, I was essentially dismissed and told it wouldn’t be changed—despite clear policy violations. The matter has since been brought to the court’s attention, with formal complaints filed with both HACC and the FHEO. I will update this review if management chooses to act in good faith and correct course. But as it stands, I strongly advise others to steer clear of this property’s questionable practices and disregard for tenant rights. Assistance had been arranged to cover past-due rent worth roughly 3x the contested amount (the arrears were due to a substantial drop in income caused by aggressive child support withholding that left me below 125% of the federal poverty level). Instead of accepting those funds, management demanded the additional $2,500—in non-rent fees which were improperly included in a stipulated agreement and lied about when i initially questioned it. I’m now unsure how they intend to collect, as the state is already garnishing at the federal maximum, and the financial fallout has prompted a very serious look into bankruptcy to address mounting debt from trying to keep my head above water with the child support issue *In a previous review, their response claimed an interest in resolving concerns. That reply was purely performative. I have no reason to believe this company operates with any good faith or concern for tenant well-being. If you’ve read other critical reviews and thought they might be exaggerated—trust me, they’re not. If anything, they understate how dishonest and underhanded this management company truly is.

Horrific. Treats tenants as subhuman, charges late fees when rent was not late. Refuses to do their jobs basically. Then blames the tenants and tries to lay Responsibility on the tenant. Awful. Run as far and as fast as you can. DONT RENT WITH THEM. And please, read the response they dropped. They say they care, they say call us. Fun fact, no one EVER ANSWERS that number. No one responds to voicemail either. 0 stars. Would never recommend.

They took over our apartment complex on December 20 and were unreachable until January 9. Have not been able to even get reliable contact info for the new property management team. They also closed our maintenance portal and all maintenance requests without addressing any of them, but will be coming around to "inspect" for things they can fine us for. Of course, the time frame that they gave us for inspections has passed and they won't tell us when they'll actually be stopping by, just "sometime soon". Hope they realize that per Portland zoning law, they need to give us 72 hours notice before entering for inspection!
