I have been a resident at the Marquis on Texas street for about 3 years and my experience has been great. The maintenance staff are friendly, knowledgeable and prompt. The leasing staff are always professional and go above and beyond to make your experience at the Marquis as best as it can be. The biggest issue here are the residents not wanting to follow basic apartment etiquette. Nikki and team give a lot more grace than I would. As with anything, rules will have to be enforced with repeat offenders. If you are looking for a quiet place to live where anything you want to do is minutes away then this is the place for you.

Lived here almost a year and it has been amazing. Maintenance team is quick and thorough, felt safe and the rent rate is decent compared to others in this area. Favorite part was that during the summer the pool is never packed and I can enjoy the peace and quiet of the outdoors while throwing something on the grill. Bonus: Taylar is so amazing and would answer any questions and take care of any concerns I had.

I lived here for two years and I would not recommend living here at all. For starters you’re guaranteed your mailbox will be broken into every other month it’s always been an issue here. This was the very first apartment I’ve ever rented with my newly married wife and we were very excited great location in the middle of everything in Dallas until I started having parking wars with my neighbor. She would have her guest park in my reserve spot every other weekend or once a month when the visitors parking was only one floor above us. The first few times I’ve told management in the office they told me they will talk to her give her lease violation supposedly she got three of them and a charge. Well, that never stopped her from consistently doing it again and whenever I called the tow truck they told me on different occasions I need to prove that was my spot by sending them an email with my information which is ridiculous because it should be already registered and then another time they told me they too busy and will not be able to make it. Could you only imagine coming home tired from a long day and then somebody’s in your spot and with me paying almost $1300 in rent, I have to park somewhere else because the ignorance of my neighbors guests are in my spot. I’ve even confronted her about it. She never said sorry to me and on top of that she wanted to fight my wife for just having a simple conversation with her and in her mind she told us that she can park anywhere she wants. She just moved the cars and whenever I physically knocked on the door even after all that it kept happening over 10 times and I absolutely got tired of it. So when it was close to my time putting in my 2 months notice it happened another time and this time when I called the tow truck they did come finally out of so many times I’ve called. Furthermore I reached out to the district manager in charge of the CWS apartments and told her all the issues that was going on in detail, gave her all my proof through email and I specifically asked her would you please consider crediting me the last nine days of my lease, which was about $400 for all the issues I’ve been dealing with my neighbor. She said she would consider it and to follow up with her. I waited about a week until I had to move out and then I I did follow up with her again via email and never heard a word back. Absolutely crickets I just believe that the management here from top to bottom is not helpful at all doesn’t care about residences and is only looking for that check every month, which is no surprise to me.

We lived here for 2 years. Overall, we had a decent experience. You can't beat the location if you work at BUMC. My husband could walk to work, which was really convenient. The unit itself seemed great for the first few months we lived there, but over time we had many issues. First off, large cracks in the walls appeared near windows and along random walls. They would get bigger and bigger over time. I'm guessing it was issues with the foundation...so that was always ominous. We also had problems with the pipes. Our bathtub and sink would frequently get clogged. Not to mention, the poorly covered mold we discovered over time in the bathroom. There were just issues all over the unit. It was clearly very old and not well kept. It needed a serious renovation! Another issue we had with living here was the parking. We had our vehicles broken into twice while living there and also had our front license plate stolen off our car. The parking garage is not well lit or patrolled. The gate was always broken and not working. We ended up parking on the street more often than in the garage. Not to mention, you have to take the stairs from the garage if you live in a certain building and floor in the complex. Super inconvenient. There was always problems with people leaving their trash out in the hallways, people smoking marijuana and stinking up the whole complex, and even noise problems. The mailboxes were always getting broken into and packages stolen off of doorsteps. Although, I will say, the area immediately around the complex is fairly safe, which is good. It's right next to a Tom Thumb grocery store. It's also walking distance from downtown or Deep Ellum. If it wasn't for the location, I don't think we would have stayed here. Definitely consider some of these things before moving into this complex.

The rates at these apartments are about the best you can get in this area for a nice apartment with modern design. I definitely recommend the Marquis. The maintenance team is great, they always address requests promptly. The leasing crew is also very helpful and friendly
